Husbands Bosworth is a large, attractive village in the Harborough district of South Leicestershire. The site is extremely well located on the eastern side of Husbands Bosworth with the site’s southern boundary formed by Theddingworth Road, the A4304, which provides access to Lutterworth (6 miles to the west and Market Harborough (6 miles to the east). According to the 2011 census, Husbands Bosworth has a population of approximately 1,145. The village is a designated conservation area and this bounds the site on its western and southern sides. Educational facilities include a day nursery, preschool and C of E primary school. Secondary schools can be found in both Lutterworth and Market Harborough. Stoneygate Independent School and Leicester Grammar School are 20 minutes away by car.
The nearest railway stations are Market Harborough (7 miles), South Wigston (11 miles) and Rugby (12 miles) with links to London and further afield. Bus services link the village with Hinckley, Lutterworth and Market Harborough. East Midlands Airport is accessible via the M1 in 40 minutes by car.
The site is presently undeveloped agricultural land, within a sustainable location with excellent access to public transport and services. Bosworth Hall lies to the south of the site on the opposite side of Theddingworth Road. Honeypot Farm lies to the west of the site and agricultural land and buildings lie to the north and east.
The site will be accessed by a new vehicular and pedestrian entrance off Theddingworth Road, the A4304, which links the village to Lutterworth in the west and Market Harborough in the east.
